Distrikt Developments – the company that is already looking to build nine condo towers in the 50-storey range in Midtown Oakville – has now applied to build two additional towers.
The company’s latest proposal is for towers of 45 and 61 storeys on Cross Avenue, across from the Oakville GO station.
Along with about 1,200 residential units, the two towers would contain about 1,000 square metres of office space and 2,700 square metres of retail and commercial space.
The buildings are planned for the properties at 157 and 165 Cross Avenue, currently home to a lighting store and a three-storey commercial plaza with medical offices, a private college and a music school.
A public meeting will be held in two weeks, on Tuesday, May 21 at 6:30 pm, to gather feedback on the proposal.
Distrikt's latest application comes as the town struggles to develop a vision for growth in the Midtown area.
The roughly one-square kilometre area bounded by the QEW, Sixteen Mile Creek, Cornwall Road and Chartwell Road has long been planned as a high-density, transit-oriented community.
But late last month, town councillors backed away from a vision that would have brought at least 50,000 people to live and work in dozens of 35- to 50-storey towers around the GO station.
A new Midtown concept plan featuring mixed building heights and a maximum population of 35,000 people is due to be delivered to council at a meeting on June 3.

Distrikt’s newest proposal joins its applications for nine additional condo towers on three nearby Midtown properties:
- 217-227 Cross Avenue and 571-595 Argus Road (Currently home to a medical office building, low-rise commercial building and fast-food restaurants, including McDonald’s) - three towers at 58, 49 and 44 storeys
- 590 Argus Road (the Holiday Inn site) - three towers at 58, 50 and 44 storeys
- 166 South Service Road East (the old Hikers Haven plaza) - three towers at 44, 50 and 58 storeys
The existing and new Distrikt applications combine to propose about 6,340 new condo units in Midtown, which would house nearly 11,000 people by town estimates.
As Oakville failed to make a decision on Distrikt’s previous applications within a required time frame, they have been appealed to the Ontario Land Tribunal (OLT), a provincial decision-making body.
An OLT hearing has been scheduled from April 7 to May 16, 2025.
